Kennel Club strikes deal to develop prime Mayfair site

The Kennel Club has struck a deal with the developer British Land over its Mayfair home that should keep the Crufts organiser in Pedigree Chum for years to come.

British Land bought Clarges House and 82-84 Piccadilly for £129.6m from the secretive Latvian Sebba family last year.

The prime site with views over Green Park represents a rare redevelopment opportunity in the heart of the capital which could see luxury flats springing up to rival One Hyde Park.

Since then, the developer has been in talks with Britain's dog-lovers' association over moving it up the street from its current home at 1-5 Clarges Street to a new office to be built nearby. The Kennel Club has owned the freehold to 1-5 Clarges Street since 1956. Property industry sources said it would be worth at least £1,500 a square foot, valuing it at £15m to £20m.

A revised planning application for the development is being submitted shortly, with consent expected later this year.

Rosemary Smart, chief executive of the Kennel Club, said: "The British Land team have listened carefully to the club's requirements and have designed a brand new London headquarters building which will meet our future needs.
