Patch of roof goes on sale for £450,000 in London

The space comes with planning permission to build a 53 square metre one-bedroom flat

A small patch of roof in south London has been put on the market for £450,000.

The seemingly exclusive third floor terrace on Bermondsey Street was described by estate agent Stirling Ackroyd as an “outstanding opportunity” for buyers.

The space, which is currently undeveloped, comes with planning permission to build a 53 square metre one-bedroom flat, equipped with a lounge-cum-diner, bathroom and terrace.

The plot is available with a long leasehold and comes with both lift and stair access.

A deposit of £45,000 would be needed to buy the space, with mortgage payments equating to £2,172 over 25 years, according to Rightmove.

Sellers boast the property will attract those wanting to buy in London’s “coolest quarter” with the street, which according to the estate agent is “renowned for its restaurants, bars, community squares and distinctive local architecture”, featuring in Vogue’s annual Secret Address Book.

“This is an outstanding opportunity for an end user or investor to create a property specifically to their style and specification,” says a description on the Stirling Ackroyd website.

The patch of roof is the latest in a number of south London properties whose prices have raised eyebrows.

Last month, a pre-fabricated “shed” in Peckham, south-east London sold at auction for just under £1 million and earlier this year a derelict outbuilding in East Dulwich sold for £440,000, exceeding its guide price by £115,000, The Evening Standard reported.

A survey, released earlier this month, revealed Londoners are paying three times the price of an UK average property for their home.

A four-bedroom house in the capital is £1,285,638, almost three times the UK average price of £426,099.
